Assessment notices for 2018 have been mailed

If you own property in Spruce Grove, you will be receiving your 2018 assessment notice in the mail this month.

This assessment notice will show the market value of your property, which will be used to calculate the annual taxes on that property. This process, which follows guidelines established by the provincial government, helps ensure taxes are distributed in a fair and equitable way where owners of property with similar market values pay similar amounts of property taxes.

If you have questions about your 2018 assessment notice, you can attend the Assessment Open House on March 14 from 1-7 p.m. in council chambers on the third floor of City Hall. An assessor will be available to review and discuss your property assessment.

Residential assessment values for 2018 are based on market values (or the most probable price a property would sell for on an open market by a willing seller to a willing buyer) as of July 1, 2017 and the physical condition of a property as of Dec. 31, 2017.

For any properties that were under construction as of Dec. 31, the assessment notice will include a value for the lot plus a value for the building based on how complete it is. If the building is completed or occupied in the current tax year, a supplementary tax and assessment notice will be mailed that will reflect the total value of the property less the amount that had already been assessed. This amount is prorated to reflect the number of months the property is complete or occupied during the current tax year.

While the assessed value of a property is used to calculate property taxes, an assessment notice is not the same as a tax bill. Property tax notices, which are a bill that is payable to the City, will be sent out in May and must be paid by June 30, 2018.

In addition to attending the Assessment Open House, there are other available options if you want to review your assessment:

  • Review the assessment roll at City Hall during regular business hours, which will allow you to find and compare neighbouring assessments to your own assessment.

If you have spoken with an assessor and still feel that your property assessment is incorrect, you may file a complaint. The deadline to file a complaint is April 6, 2018.

To have a complaint heard by an Assessment Review Board you must complete an assessment complaint form and submit it to City Hall (Attn: Assessment Review Board Clerk) prior to the deadline, with the applicable fee.
