Property Tax Assessment

Property assessment is the estimated market value of property, which is used to calculate the amount of taxes payable to The City.

Assessment values are based on market values as of July 1 of the previous year and reflect the physical condition and characteristics of the property as of December 31 of the previous year. All properties within the City of Spruce Grove are reassessed annually, using mass appraisal techniques. These assessed values are audited by the provincial government in order to ensure proper valuation practices have been followed.

Supplementary assessments

If your home was under construction on December 31 you will also receive a Supplementary Tax Assessment. These assessments are mailed in May for new construction completed by April 30th and October for new construction completed by September 30th.

The assessor will review your assessment and provide an explanation specific to your property. If you are not satisfied with the explanation or solution offered, you may file a written complaint with the Assessment Review Board.

Who can file a complaint?

According to provincial legislation and City bylaws, complaints may be filed by the registered owner of the property or an agent acting on the owner’s behalf. A complaint filed by an agent must include a signed letter of authorization from the owner. Your complaint and the appropriate fees must be received by the City Assessor within 60 days of the date your assessment was mailed to you. This deadline is set out in legislation and cannot be extended.
