Land Use Bylaw Review
About the Land Use Bylaw
The Land Use Bylaw is the document that regulates the use and development of land and buildings in the City. The Bylaw directs where buildings can go on property, and what they can be used for. This includes everything from professional offices, houses, decks and sheds, to large retail shopping developments and signs on shop fronts.
Provincial legislation requires every municipality to have a land use bylaw. The last major revision of Spruce Grove’s Land Use Bylaw was in 1998, and since then there have been many changes in the building and development industry. Also, the City’s new Municipal Development Plan has set a new vision for future growth in Spruce Grove that requires changes to current land use and development practices. The City has therefore embarked on a thorough review and update of its Land Use Bylaw.
The City of Spruce Grove draft Land Use Bylaw is ready for public review
The draft Land Use Bylaw responds to current development trends, best practices, and policy directions of the City’s Municipal Development Plan and initial consultation activities.
The draft Land Use Bylaw is now available for review. Public feedback is invited up to June 1, 2012.
The City hosted an Open House on May 2 for the public to find out more about the draft Land Use Bylaw and to provide their written comments.
Information displays
at the Public Open House highlighted what is new in the draft Land Use Bylaw and what changes are being proposed to existing land use Districts (residential, commercial and industrial), signs, landscaping and parking regulations.
The Land Use Bylaw formal approval process requires a public hearing and three readings by Council.
Key dates in the approval process are:
May 14, 2012 - First Reading
June 11, 2012 – Public Hearing
- This is an opportunity for the public and stakeholders to speak to the draft Land Use Bylaw at Council.
- A copy of the draft Land Use Bylaw will be available on this website and at City Hall in advance of the Public Hearing.
June 25, 2012 - Second Reading
- The proposed Land Use Bylaw with changes as a result public feedback and the Public Hearing will be presented to Council.
July 9 - Third Reading at Council (if needed)
- This is when Council considers the adoption of the new Land Use Bylaw.
